1. 接受条款
访问、注册或使用美国找房通，即表示您同意本服务条款、隐私政策及适用于相关服务的其他规则。如您不同意，请停止使用本平台。
2. 使用资格和账户
您必须年满18岁并有能力订立具有法律约束力的协议。您应提供真实、准确的信息，并负责保护账户和密码安全。您不得冒充他人、创建欺诈账户或未经授权使用他人资料。
3. 平台角色
美国找房通提供分类信息、公开资料、文章和广告展示服务。除非另有明确书面说明，美国找房通不是任何交易的经纪人、代理人、房东、卖方、买方、贷款人、律师、验屋师或交易当事人。
4. 用户发布内容
您对自己提交的文字、图片、视频、房源、生意信息、文章和联系方式负责。您保证自己拥有发布这些内容的权利，并已获得必要的业主、Brokerage、版权持有人或其他权利人的授权。
您授予美国找房通一项非独占、全球性、免版税的许可，以便平台在提供服务所需范围内存储、展示、调整格式、分发和推广您公开发布的内容。您仍保留自己内容的所有权。
5. 发布规则
用户不得发布：
- 虚假、误导、过期或重复信息
- 诈骗、非法交易或未经授权的房源
- 歧视性住房语言
- 侵犯隐私、版权、商标或其他权利的内容
- 色情、仇恨、暴力、威胁、骚扰或非法内容
- 恶意软件、垃圾信息或绕过平台规则的内容
- 未经许可公开的客户、租客或交易资料。
6. 房地产广告责任
发布者应遵守适用的联邦、州和地方房地产、广告、执照及公平住房法律。
持牌房地产专业人士应正确披露姓名、执照身份、Brokerage和其他法律要求的信息。购买推广或获得HouseClub会员身份不等于完成执照认证。
7. 认证经纪人
“认证经纪人”表示平台根据当时可获得的资料，对部分执照或Brokerage信息进行了核对。认证不是持续担保，也不代表平台保证该经纪人的能力、诚信、服务质量或交易结果。
8. 生意买卖信息
营业额、利润、租金、租约、设备、员工、执照和其他生意资料一般由发布者提供。平台不审计这些数据。买方应由律师、会计师、经纪人和其他专业人士完成独立调查。
9. 付费服务
置顶、推荐、展示广告或其他付费服务的价格和期限以购买时页面或书面确认内容为准。付费只购买展示或推广服务，不保证询盘、交易或收益。
10. 审核和删除
平台可以但没有义务预先审核所有内容。平台可以在认为内容违反规则、法律、第三方权利或平台利益时，限制、隐藏、删除内容或暂停账户。
11. 用户之间的交易
用户直接与发布者、经纪人、房东、业主或广告主联系和交易。平台不托管定金、押金、租金、购房款或交易资金，除非平台未来另行明确提供该服务。
在付款、签约或提供敏感资料前，用户应核实身份、产权、授权、执照、地址和交易条件。
12. 第三方链接和广告
平台可能包含第三方网站、产品、服务或广告。美国找房通不控制第三方内容，不对其准确性、安全性、隐私做法或服务承担责任。
13. 服务可用性
平台可能因维护、技术问题、安全事件或不可控因素而中断。平台不保证服务始终可用、无错误或满足所有用户需求。
14. 责任限制
在适用法律允许的最大范围内，美国找房通不对因用户内容、第三方行为、交易失败、数据错误、服务中断或使用平台产生的间接、附带、特殊或后果性损失承担责任。
15. 赔偿
如因您发布的内容、违法行为、侵权行为或违反本条款导致平台或第三方遭受索赔或损失，您同意在适用法律允许范围内承担相应责任。
16. 终止
您可以停止使用平台。平台可以因违反规则、欺诈、安全风险或法律要求暂停或终止账户。
17. 适用法律
除非适用法律另有要求，本条款适用纽约州法律。相关争议应提交纽约州具有管辖权的法院处理。
18. 条款更新
平台可以更新本条款。重大变化将通过网站或其他合理方式通知。更新后继续使用平台，表示您接受修订后的条款。

1. Acceptance
By accessing, registering for, or using US Zhaofang Tong, you agree to these Terms, the Privacy Policy, and any additional rules applicable to particular services. If you do not agree, do not use the Platform.
2. Eligibility and Accounts
You must be at least 18 years old and capable of entering into a legally binding agreement. You must provide accurate information and protect your login credentials. You may not impersonate another person, create fraudulent accounts, or use another person’s information without authorization.
3. Platform Role
US Zhaofang Tong provides classifieds, public profiles, articles, and advertising services. Unless expressly stated in writing, the Platform is not acting as a broker, agent, landlord, seller, buyer, lender, attorney, inspector, or party to any transaction.
4. User Content
You are responsible for text, photographs, videos, listings, business information, articles, and contact information you submit. You represent that you have the right and any necessary owner, brokerage, copyright, or third-party authorization to publish the content.
You grant US Zhaofang Tong a non-exclusive, worldwide, royalty-free license to store, display, format, distribute, and promote public content as reasonably necessary to operate the Platform. You retain ownership of your content.
5. Posting Rules
Users may not post false, misleading, expired, duplicate, fraudulent, discriminatory, infringing, unlawful, threatening, hateful, sexually explicit, malicious, or unauthorized content.
6. Real Estate Advertising
Publishers are responsible for complying with applicable federal, state, and local real estate, advertising, licensing, and fair-housing requirements.
Licensed professionals must provide legally required name, license, brokerage, and advertising disclosures. Purchasing promotion or holding a HouseClub membership does not establish licensing verification.
7. Verified Real Estate Professionals
A “Verified Agent” designation means that the Platform reviewed certain license or brokerage information available at the time. Verification is not a continuing warranty or guarantee of competence, integrity, service quality, or transaction outcome.
8. Businesses for Sale
Revenue, profit, rent, lease terms, equipment, employees, licenses, and related business information are generally supplied by the publisher and are not audited by the Platform. Prospective buyers should conduct independent legal, financial, and operational due diligence.
9. Paid Services
Prices and campaign terms for boosts, featured placements, display advertising, and other paid services are governed by the information displayed or confirmed at the time of purchase. Paid promotion does not guarantee inquiries, transactions, or revenue.
10. Moderation
We may, but are not required to, review content before publication. We may restrict, hide, or remove content, or suspend accounts, when we reasonably believe that Platform rules, applicable law, third-party rights, or Platform safety may be affected.
11. Transactions Between Users
Users communicate and transact directly with publishers, agents, landlords, owners, or advertisers. Unless expressly offered in the future, the Platform does not hold deposits, rent, purchase funds, or other transaction money.
Users should verify identity, ownership, authority, licensing, address, and transaction terms before sending money, signing documents, or providing sensitive information.
12. Third-Party Services
The Platform may contain third-party links, advertisements, products, or services. We do not control and are not responsible for third-party content, security, privacy practices, or performance.
13. Availability
The Platform may be interrupted for maintenance, technical issues, security events, or circumstances beyond our control. We do not guarantee uninterrupted or error-free service.
14. Limitation of Liability
To the maximum extent permitted by law, US Zhaofang Tong will not be liable for indirect, incidental, special, consequential, or similar damages arising from user content, third-party conduct, unsuccessful transactions, inaccurate data, interruption, or use of the Platform.
15. Indemnification
To the extent permitted by law, you agree to be responsible for claims and losses resulting from your content, unlawful conduct, infringement, or violation of these Terms.
16. Termination
You may stop using the Platform at any time. We may suspend or terminate accounts for rule violations, fraud, security risk, or legal requirements.
17. Governing Law
Unless applicable law requires otherwise, these Terms are governed by the laws of the State of New York. Disputes shall be brought in a court of competent jurisdiction in New York.
18. Changes
We may revise these Terms. Material changes will be communicated through the Platform or another reasonable method. Continued use after the effective date constitutes acceptance.
